Compact water heater replacement in an older-style apartment block

We were recently called to assist a customer in Cabramatta whose 14-year-old electric storage water heater had started leaking. The unit was installed inside a small hallway cupboard of an older-style apartment block that was likely built in the 1960s or 1970s.

When these buildings were first constructed, no one anticipated that water heaters would gradually increase in size over time, which now makes replacement jobs like this particularly challenging.

The customer was concerned that the leaking water heater was causing damage to her apartment, and potentially her neighbour’s unit below.  So, before we arrived on-site, we explained to the customer how to turn off the water supply to stop further leaking and prevent water damage.

Once onsite, we discovered that the old water heater had been squeezed into a cupboard with barely enough room to move. To remove it safely, we had to carefully detach part of the door frame and cupboard trim to create enough clearance. Once the area was opened up, we were able to extract the old leaking system and assess the damage.  Unfortunately, the storage tank had split, making it uneconomical to repair.  We discussed replacement options with the customer.

Once we drained the old water heater (ready for recycling), we were able to supply and install the new Rinnai water heater on the spot.

Once installed and tested, we reattached the cupboard frame and door, leaving the area neat, secure and ready for everyday use. The customer was relieved to have reliable hot water again and happy with how tidy the final result looked. She didn’t expect the job would be completed on the spot, and within a couple of hours.

An added bonus for the customer is that modern electric water heaters are also more energy-efficient due to improved insulation and advanced thermostat technology, so she’ll probably notice a significant reduction on her power bills.
